
Terms and Conditions

These Terms and Conditions apply to all bookings made for our holiday cottages located on a working farm in the United Kingdom. By making a booking you agree to these Terms and Conditions.
1. Definitions

“We”, “Us”, “Our” refers to the owners/operators of the farm holiday cottages.

“Guest”, “You”, “Your” refers to the person making the booking and all members of their party.

“Property” refers to the holiday cottage booked and designated guest areas on the farm.
-
“Working Farm” refers to land and buildings where agricultural activities take place.
2. Booking and Payment
-
A booking is confirmed once we receive the required deposit and issue written confirmation.
-
A deposit of [25%] of the total stay is required at the time of booking.
-
The remaining balance must be paid no later than 6 weeks before arrival.
-
Bookings made within 6 weeks of arrival must be paid in full at the time of booking.
-
We reserve the right to cancel a booking if payment is not received by the due date.
3. Prices
-
All prices are quoted in Pounds Sterling (£).
-
Prices include VAT where applicable.
-
We reserve the right to correct pricing errors but will notify you before confirming a booking.
4. Cancellations and Refunds
All cancellations must be made in writing:
-
More than 6 weeks before arrival – deposit retained.
-
6 weeks or less before arrival – full booking amount payable.
If we are able to re-let the property for the cancelled period, we may refund part of the payment at our discretion.
Guests are strongly advised to obtain holiday cancellation insurance.
5. Cancellation by Us
In the unlikely event we must cancel your booking due to circumstances beyond our control (e.g. severe weather, farm emergencies, safety concerns), we will:

Offer alternative dates where possible, or
-
Provide a full refund of payments made.

Our liability will be limited to the amount paid for the booking.
6. Check-In and Check-Out

Check-in: from 4:00 pm
-
Check-out: by 10:00 am
-
Early arrival or late departure may be possible only by prior arrangement.
7. Occupancy
-
The property must not exceed the maximum occupancy stated in the booking confirmation.
-
Only guests named on the booking may stay at the property unless agreed in advance.
8. Working Farm Safety
The cottages are located on a working farm. Agricultural activities may take place during your stay.
Potential hazards include:
-
Farm vehicles and machinery
-
Livestock and animals
-
Uneven ground and rural terrain
-
Electric fencing and farm equipment
Guests agree that:
-
Children must be supervised at all times.
-
Farm buildings, machinery and livestock areas must not be entered without permission.
-
All safety signage and instructions must be followed.
Failure to follow farm safety guidance may result in termination of your stay.
9. Animals and Livestock

Guests must not feed, touch, or approach livestock or animals unless invited by the farm owner.
-
Farm animals may behave unpredictably and should be treated with caution.
10. Pets
Pets are allowed and must be declared when booking
Where permitted:
-
Pets must be declared at booking.
-
Dogs must be kept on a lead in farm areas due to livestock.
-
Pets must not be left unattended in the property.
-
Guests must clean up after their pets.
Additional cleaning charges may apply.
11. Guest Responsibilities
Guests must:

Take reasonable care of the property and contents
-
Leave the property clean and tidy
-
Report damage or breakages as soon as possible
We reserve the right to charge for:
-
Damage or loss
-
Excessive cleaning
-
Missing items
12. Behaviour and Noise
To ensure an enjoyable stay for all:
-
Parties or large gatherings are not permitted.
-
Excessive noise, especially between 10 pm and 8 am, must be avoided.
-
Anti-social behaviour may result in immediate termination of the booking without refund.
13. Smoking
Smoking and vaping are not permitted inside the cottages.
Evidence of indoor smoking may result in additional cleaning charges.
14. Vehicles and Parking

Vehicles are parked at the owner's risk.
-
Guests must follow farm signage and drive cautiously.
15. Wi-Fi and Rural Services
Wi-Fi may be provided but due to the rural location:

Internet speed and availability cannot be guaranteed.
-
We are not responsible for service interruptions beyond our control.
16. Liability
Nothing in these Terms excludes or limits liability for:
-
Death or personal injury caused by negligence
-
Fraud or fraudulent misrepresentation
-
Any liability which cannot be excluded under UK law
Subject to this:

Guests use the property and farm areas at their own risk.
-
We are not responsible for loss, theft, or damage to personal belongings.
17. Right of Entry
We reserve the right to access the property:

For maintenance or repairs
-
In case of emergency
Where possible we will give prior notice.
18. Force Majeure
We are not liable for failure to perform our obligations where this is due to events beyond our control including:

Severe weather
-
Government restrictions
-
Disease outbreaks affecting livestock
-
Utility failures
-
Natural disasters
19. Complaints
If you have a complaint during your stay, please inform us immediately so we can attempt to resolve the issue.
Complaints raised after departure may be more difficult to investigate.

21. Governing Law
These Terms and Conditions are governed by the laws of England and Wales, and any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
22. Acceptance of Terms
By confirming a booking you acknowledge that you have read, understood, and agree to these Terms and Conditions.
